Sash Window Maintenance

A sash window is characterized by two panes—or sashes—with the bottom one sliding upward. Of British origin, sash windows were at one time equipped with a system of pulleys to raise the bottom portion effortlessly. Today, more advanced spring systems are used to raise the lower sash or lower the upper one.

To maintain your sash windows without breaking them, just follow the steps outlined below by Portes et Fenêtres Verdun.

Steps to remove and reinsert the lower sash

• Raise the pane approximately six inches from the bottom of the window frame. This step is essential in order to avoid breaking the window frame or hardware.
• To access the outer surface of the glass, release the two locking tabs at the top and tilt the sash inward. It will now be horizontal for easy maintenance. While you clean it, you can support it on the back of a chair.
• To remove the sash completely, lift one side at a time to release the sash pin from the window clutch. The clutch is the part that slides up and down inside the window jamb.
• To put the sash back, reinsert the sash pins in the window clutches. Make sure that they securely snap into place.
• Pivot the sash and ensure that the locking tabs click into the grooves on each side.

Steps to remove and reinsert the upper sash

• While the lower pane is in a horizontal position, lower the upper sash at least six inches from the top of the frame. As before, this will prevent damage to the window hardware or frame.
• Release the locking tabs located on each side of the sash and pivot it inward.
• It can rest on top of the lower sash when it’s in a horizontal position. However, this should be avoided in the case of very large sashes.
• To put the sash back, reinsert the sash pins in the window clutches. Make sure that they securely snap into place.
• Pivot the sash and ensure that the locking tabs click into the grooves on each side.

How to maintain your sash windows

To clean a sash window frame, all you need is soap and water. If you encounter a lot of resistance when you try to open the window, you can use a silicone-based lubricant or graphite to make it slide more easily. You should never use petroleum-based products like WD-40 to lubricate the frame. You should also avoid the use of abrasive products like Comet or Vim when cleaning it.

While you’re cleaning your sash windows, inspect the weather-stripping. If it’s cracked, split or coming loose, it’s time to replace it. Also check for any signs of water leaks, discoloration or the presence of mold and mildew. These may be a sign that the humidity is too high inside the home.
